
Sunset & Highland is a storied junction in the heart of Hollywood. We are committed to delivering a transformative project that honors its legacy and ushers in the future. There are two plans for the site: a Creative Office Option for Hollywood's creative community and a Residential Option to supply much-needed housing including affordable homes. After securing the necessary governmental approvals, we'll proceed with the option that best aligns with market needs and community feedback.

The site is located on the northeast corner of the intersection of Sunset Blvd. and Highland Ave in Hollywood. The project site comprises several addresses: 6749 - 6767 W. Sunset Blvd., 1518 – 1538 N. Highland Ave. , 1505 – 1511 N. McCadden Pl. , and 1533 – 1539 N. McCadden Pl.

6757 W. Sunset Blvd. is home to Dream Garden nursery.
1534 N. Highland Ave. was formerly a satellite campus for the Musician’s Institute, their live performance venue Live House and an associated surface parking lot.

This extraordinary site deserves a special project. We originally believed that a creative media campus was the best option when we acquired the property in 2022. However, recognizing the urgent need for more housing in Los Angeles, we began to explore a residential option. By entitling two options, we will be better positioned to ensure that we can deliver a successful project at this site that meets the needs of the community.

As this option includes housing, Planning is preparing a CEQA Conformance Checklist to confirm that it falls within the falls within the scope of the certified Program EIR for the Housing Element.

The Planning Department is currently conducting the environmental review for both of the project options.

Creative Office Option
We anticipate the City will complete the Draft EIR for the creative office option and circulate it for public review and comment before the end of the year.
Following public review, the Planning Department will prepare a Final EIR that includes responses to all public comments received.
We anticipate that the City will begin the public hearing process for the creative office option in fall of 2025. There will be a total of four public hearings.
Residential Option
The CEQA Conformance Checklist will not be formally circulated for comment, but the public will have the opportunity to weigh in during the public hearing process.

As a commercial project, Sunset & Highland would become a magnet for the creative industries. The combination of production, performance, and office space would form a 21st Century digital urban studio that thrives on collaboration. It would be a jobs and creative hub in a thriving Hollywood community.
The residential option would provide much needed housing, including 95 units affordable to very low-income households, at a key location close to transit. This option will enhance the streetscape and provide a lively and beautiful corner. It would also include production studio space to strengthen ties with the surrounding neighborhood.

We expect to break ground and begin construction in 2026. The construction phase is estimated to last approximately 35 months for the residential option and 36 months for the creative media campus option.
